​JS Tan founded Tyto LLC in 2018 after more than 25 years at leading Singapore law firms. He has spent his entire career in construction and commercial dispute resolution, representing contractors, owners, developers and consultants in some of the most significant construction disputes in Singapore and the region.
He was admitted to the Singapore Bar in 1992 and has appeared before the High Court and Court of Appeal, in domestic and international arbitrations, and in SOPA adjudications — on both sides of the table. He is also an active adjudicator and sits on the panel of several leading arbitral institutions.
JS Tan has been involved in several cases that shaped Singapore construction law, including:
  • Spandeck Engineering (S) Pte Ltd v. Defence Science & Technology Agency [2007] — Court of Appeal formulation of the tortious duty of care test in Singapore
  • Tiong Seng Contractors (Pte) Ltd v Chuan Lim Construction Pte Ltd [2007] — the first reported SOPA adjudication case; Court held final claims fall within SOPA's scope
  • MCST 3322 v Mer Vue Development Pte Ltd & Ors [2016] — High Court's ruling on the independent contractor defence in condominium defect claims

Lee Yun Long

Yun Long joined Tyto LLC as an associate and works on construction and commercial dispute matters. His background in aerospace electronics brings a technical analytical rigour to complex engineering and construction contract disputes.
He was admitted to the Singapore Bar in 2022.  He has acted for contractors and owners in construction disputes at all levels of the Singapore Courts; arbitration; mediation, and SOPA adjudications. His practice also includes defending individuals in regulatory matters. In addition to his experience with construction disputes, Yun Long is versed in shareholder disputes and front-end construction work.
 
​Two recent cases Yun Long was involved are:
  •  Wan Sern Metal Industries Pte Ltd v Hua Tian Engineering Pte Ltd [2025] - Court of Appeal set-aside an award in a  documents only arbitration due to  arbitrator's breach of natural justice
  •  E-Tech Building Services Pte Ltd v Foreign Domestic Worker Association for Social Support and Training [2026] - the High Court awarded a contractor $1m on quantum meruit for work done.
